“What preparations do I need to make when I want to sell my home in 2025?” We’re at the year-end, and as we head into 2025, we have seen many changes and transitions in our real estate market. If you are thinking about selling your home, there are three conforming standards you need to observe to succeed in 2025.

First, how well your home is priced; second, how well it is marketed; and third, how well it shows. These three crucial factors are very evident in our market data for 2024 and will give you a great advantage when selling next year.

Many of you might have the opportunity to sell in 2025, as equity is still very strong. However, you need to find another suitable home, and many people find it challenging to buy and sell at the same time. So, I want to go over three of our strategies to sell your home effectively.

1. List with a seller-suitable housing contingency. This gives you control over when the home closes. For this strategy to be effective, you should plan where you want to move and communicate a specific timeline to the buyer for your search.

2. Contingent home search. Start your home search and have the property offer contingent upon selling your current home. However, this approach may lead to lesser demand or a reduced ability to achieve maximum success in both selling and buying.

3. Use a bridge loan. This has been our go-to strategy for anyone wanting to buy and sell at the same time. A bridge loan lets you tap into the equity from your current home to buy your new place first so you can sell your old home later without dealing with multiple contingencies.
